What sidewalk & concrete cleaning includes

Sidewalk & concrete cleaning is all the concrete around a home or business that a driveway cleaning doesn't cover. Here's what can go into it:

  • The sidewalk along the street, curb to curb
  • Walkways to the front door, the side yard and the back gate
  • Concrete patios and lanais
  • Curbs and the gutter line along the road
  • Garage floors
  • Spot treatment for rust, oil and mildew, then a full rinse and before and after photos

Narrow concrete, clean edges

Sidewalks and walkways are narrow, so the edges are half the job. A surface cleaner handles the flat run evenly, the same pass every time, without the stripes and swirl marks a hand-held wand leaves on concrete. The edges along the grass and mulch, the expansion joints and the face of the curb get detailed separately, where the hood can't reach.

Then comes the rinse. It pushes the loosened dirt off the concrete and away from the walk, so it doesn't dry back on as a gray film the first time it rains.

Rust and sprinkler stains

Orange streaks along a sidewalk usually come from sprinkler water with iron in it, or from fertilizer granules left on the concrete after the lawn is fed. They show up right where the sprinkler heads hit, and they don't wash off because they aren't dirt. They're stains, and they need a treatment made for rust.

Oil on a patio or garage floor is the same kind of problem from the other direction: it soaks in. Fresh spots lift more easily than old ones, and very old oil may lighten rather than disappear. Text a close-up photo and Jordan will tell you what to expect before he starts.

Sealing concrete after it's cleaned

Concrete is porous. It soaks up water, oil and everything that grows in both. Sealing after a cleaning closes up the surface, which slows the next round of mildew and staining and makes the next cleaning easier.

Sealer goes on once the concrete has fully dried, so cleaning and sealing are often separate days. Ask about it when you send photos and it can be part of the same quote.

HOA letters, listings and guests

A lot of concrete jobs start with a deadline: an HOA letter about the sidewalk, listing photos for a sale, family coming in for the holidays. The walk up to the front door is the first thing anyone sees, and it's one of the quickest jobs to turn around.

If the deadline is close, say so when you text your photos. Plenty of customers mention how quickly Jordan got them on the schedule.

Driveways, pavers and coquina

Most concrete jobs include the driveway, and the driveway cleaning page covers the slab out front. Pavers are a different job with joint sand to think about, covered on the paver cleaning page.

Coquina and landscaping stones can be done on the same visit. Cindy Youngblood had her sidewalks, landscaping stones and coquina cleaned together.

What affects your price

Every job starts at $225, the minimum for any visit.

Every concrete job is quoted on its own because no two are the same. These are the things that move the number:

The fastest way to a quote: text a wide photo of each area and close-ups of any stains to (904) 412-8080.

  • How much concrete: sidewalks, walkways, patio, curbs or garage floor
  • How dirty it is, and how long since the last cleaning
  • Rust, oil or other stains that need treatment
  • Whether you want it sealed after cleaning
  • Access: cars, furniture or anything sitting on the concrete
  • Other work on the same visit, like the driveway or a house wash

How concrete cleaning works

Photos or a visit

Text photos of the concrete for a free quote, or have Jordan come look in person.

Treat the stains

Rust, oil and heavy mildew get treated before the main clean.

Surface clean and edge

The surface cleaner runs the flat concrete, then the edges, joints and curb faces are detailed.

Rinse and walk it

A full rinse pushes the dirt off the concrete, then you get your before and after photos.

Concrete Cleaning questions

What's the best way to clean a concrete sidewalk?

A surface cleaner for the flat run, detail work on the edges and curb, a treatment for any rust or oil, then a full rinse. That gives an even finish without the stripes a wand alone leaves.

Can rust stains be removed from concrete?

Usually, yes. Rust from sprinkler water or fertilizer is a stain, so it's treated rather than blasted. Text a close-up photo and Jordan will tell you what to expect.

Should concrete be sealed after it's cleaned?

It's worth considering. Sealing slows the next round of mildew and staining and makes the next cleaning easier. It goes on once the concrete has fully dried.

Do you clean garage floors?

Yes. Garage floors can be cleaned on the same visit as the driveway and walkways. Mention it when you send photos so it's in the quote.

Can the sidewalk and driveway be done on the same visit?

Yes. Most jobs include both, along with the curbs and walkways. One visit and one quote.
