Jordan pressure washing a driveway in front of a gray house

What a driveway cleaning includes

A clean driveway is mostly about the parts people skip: the edges, the expansion joints and the curb line. Here's what goes into it.

  • Spot treatment for oil, rust, mildew and heavy dirt
  • Surface cleaner across the whole driveway for an even finish
  • Edges, expansion joints and the curb line detailed
  • Sidewalks, curbs and walkways on the same visit
  • A full rinse that pushes the loosened dirt off the concrete
  • Before and after photos of your driveway

Surface cleaner first, then the rinse

A wand held by hand leaves stripes and swirl marks on concrete, because nobody can hold the same distance and angle across a whole driveway. A surface cleaner spins the spray inside a hood at a fixed height, so every pass cleans the same. The edges get done separately, where the hood can't reach.

Jordan runs his surface cleaners off an 8 GPM rig, which means more water moving through the cleaner and more water to rinse with. Then the ball-valve rinse pushes the loosened dirt off the slab, so it doesn't dry back on as a film.

Why Northeast Florida concrete goes dark

Concrete is porous. Humidity, shade from trees and sprinklers that hit the driveway every morning keep it damp, and damp concrete grows mildew and algae, starting along the shaded edges and the joints. Add tire marks and spring pollen and a driveway can go gray-green in a season.

Rust stains are common here too, usually where the sprinkler heads hit. And if the concrete looks this way, the shaded side of the house usually does too. A house wash on the same visit gets both done in one trip.

Oil, deep stains and years of dirt

Some stains lift in one pass and some take work. Joseph Soha's driveway had deep stains and heavy dirt buildup. David Butler had a huge oil stain on his paver patio that had been there a good while, and Jordan got it up.

Oil soaks into concrete and pavers, so a very old spot may lighten rather than disappear completely. Jordan will tell you what to expect from a close-up photo before he starts, not after.

Cleaning also won't fix cracked, sunken or broken concrete. A clean slab actually makes cracks easier to see, so if that's your real worry, ask about it first.

Coquina, landscaping stones and pavers

Driveways are rarely the only thing that needs it. Cindy Youngblood had her sidewalks, landscaping stones and coquina done. Coquina is the soft, porous shell stone this part of Florida is known for, and it takes more care than a concrete slab.

Pavers are their own job. If your driveway or patio is pavers, cleaning is the first half and sealing is the second. The paver sealing page covers how joint sand and sealer keep them clean longer. Concrete can be sealed after cleaning too, so ask about it when you send photos.

What affects your price

Every job starts at $225, the minimum for any visit.

Every driveway is quoted on its own because no two are the same. These are the things that move the number:

The fastest way to a quote: text a wide photo of the driveway and close-ups of any stains to (904) 412-8080.

  • Square footage of the driveway, plus any sidewalks, curbs or walkways
  • How dirty it is: years of buildup, mildew in the joints, tire marks
  • Oil, rust or other stains that need spot treatment
  • Coquina, landscaping stones or pavers in the mix
  • Whether you want it sealed after cleaning
  • Access: cars, trailers or anything parked on it

How driveway cleaning works

Photos or a visit

Text photos of the driveway for a free quote, or have Jordan come look in person.

Treat the stains

Oil, rust and heavy mildew get a spot treatment before the main clean.

Surface clean

The surface cleaner works across the whole slab, then the edges and joints are detailed.

Rinse and walk it

A full rinse pushes the dirt off the concrete, then you get your before and after photos.

Driveway Cleaning questions

Can oil stains be removed from a driveway?

Often, yes, or at least lightened a lot. Fresh oil comes up more easily than oil that has soaked in for years, so text a close-up photo and Jordan will tell you what to realistically expect.

Will pressure washing damage my concrete?

Not when it's done with a surface cleaner at a fixed height. Stripes and etching come from holding a wand too close or too long in one spot, which is exactly what a surface cleaner prevents.

How often should a driveway be cleaned in Florida?

Once a year keeps most driveways in good shape here. Shaded driveways and ones that sprinklers hit every day grow mildew faster and may need it sooner.

Do you clean sidewalks and curbs too?

Yes. Sidewalks, curbs, walkways, coquina and landscaping stones can all be done on the same visit as the driveway. Mention what you want included when you send photos, and see concrete cleaning for everything past the driveway.

Should I seal my driveway after cleaning it?

It depends on the surface. Pavers do best sealed with joint sand, and concrete can be sealed too. Either way, the right time is after a cleaning, once the surface has fully dried.
